I know how to fix it in 3ds Max.
pre-light - with VertexPaint for Vertex Color (day prelight) or for Vertex Illum (night prelight)
UV - with UVW Map
collision - Brightness in Material Editor, for example 127

It needs pre-light, tuned UV (bricks see wrong) and tuned collision (dark man on the roof)
